The suburb started out as fibro and brick beach cottages through the mid-20th century, and a lot of those original homes have since been knocked down and replaced with larger contemporary builds. That rebuild wave sits right alongside houses that were never touched.

On streets like Carrington Parade and Park Street, older homes untouched since the mid-century build still lack RCD safety switches on every circuit, a gap current wiring rules do not allow in a new installation. It is the first thing we check on an inspection.

The knock-down rebuilds bring their own work. A full rewire is standard on these jobs, since a brand new build has to meet current standards from the meter box out, not just patch over whatever was there before.

Being this close to the water adds a wrinkle inland suburbs skip entirely. Outdoor circuits and anything near a pool or an exposed deck need fittings rated for the coastal exposure, or corrosion sets in faster than it would further from the sand.

Most households here own rather than rent, and renovate in stages instead of moving on. That pattern means we often come back to the same property two or three times over a few years, once for the kitchen, later for the deck, eventually for the switchboard itself.

Two things come up outside of what we have already covered on the housing side.

This year's noticeable shift is EV charger enquiries arriving alongside a switchboard upgrade quote, bundled into one visit instead of two. The two tend to go together once a board is that close to capacity.

A less obvious one is builder shortcut fittings turning up during a later renovation. Not every knock-down rebuild was finished to the same standard, and an electrician opening a wall for an unrelated job sometimes finds a splice or a joint that should never have been left that way.
